Off-plan property can be great value, but it comes with a risk most buyers don't think about: you're committing to a price in euros or dirhams, then paying for it in pounds over months or years.
How staged payments usually work
Payment plans vary by developer, but they commonly look like this:
- Reservation and deposit when you sign.
- Stage payments during construction, often linked to build milestones or dates.
- Completion or handover, the largest single payment.
Plan your own payments in pounds.
Why currency risk builds up over time
The price is fixed in euros or dirhams. What isn't fixed is how many pounds each payment costs.
On a €450,000 purchase, a 1% move in GBP/EUR changes your total cost by around £3,800. Over a two-year build, moves of several percent are common.
Ways to manage it
- Rate alerts. Know when the rate reaches a level that suits you. Set an alert.
- Limit orders. Buy automatically at your chosen rate, even overnight.
- Know your dates so a bad rate never catches you with a deadline the next day.
